What does “Assured 18–24% IRR” mean exactly?
IRR (Internal Rate of Return) is the annualised return on your equity investment, accounting for all quarterly profit distributions over the life of the project. An 18–24% IRR means that if you invest ₹25 lakhs, your money effectively earns 18–24% compounded per year — through a combination of quarterly profit distributions and growth in asset value. The “assured” element is backed by a performance guarantee from StenJaan Group during the ramp-up phase (typically the first 12–18 months of operations) to protect you during the initial occupancy build-up period.
Do I need to own property / land to partner?
No. If you have capital but no land, you can invest as a financial co-promoter in a site that GECL identifies, leases, or acquires. If you own a property (commercial space, land, existing hotel or motel), GECL can take it over on a management agreement + equity SPV structure and turn it into a revenue-generating asset. Both tracks work.
What is “Operate Your Assets”?
“Operate Your Assets” is GECL’s city hospitality programme designed for people who own a property — a hotel, a motel, a commercial building, or vacant land in a city or town — but are not getting its full revenue potential. GECL acquires a management stake in your asset through a co-ownership SPV, brings in its brand, operational systems, OTA listings, and staff — and transforms your underperforming or idle asset into a professionally run 3-star+ hotel generating consistent returns.
What is the minimum investment?
For a Highway Haven compact format (tea counter + F&B + restroom): from ₹12.5 lakhs (your 25% of a ₹50L project). For a mid-size Highway Haven with lodging: ₹25L–₹62.5L. For a 3-star City Hotel (acquisition or build): from ₹25L to ₹5 Cr+. Each project is sized to the location and available space — our team shares a project-specific financial model before any commitment is made.
Who manages the day-to-day operations?
100% GECL. Global Executive Club Limited employs its own trained hospitality staff — chefs, housekeeping, front desk, security, kitchen supervisors. You do not need to hire, train, or manage any staff. GECL also handles all vendor relationships, supply chain, OTA management, guest service and quality audits. Your only role is as an equity holder who receives quarterly financial statements and profit distributions.
Is the loan in my name?
No. The 50% term debt is in the name of the SPV (the Private Limited Company formed for the property). You, as an equity shareholder, are not personally liable for the loan. Your liability is limited to your equity investment (the 25% you contributed). The loan is serviced from the property’s operating revenue.
Can I visit and audit the property?
As a 50% equity holder, you have full rights to inspect the property, attend board meetings of the SPV, and review financial statements at any time. Annual audits are conducted by CA Samrat Sonwane & Associates, an independent statutory auditor. Quarterly management accounts are shared with all shareholders within 30 days of each quarter end.
